Exact feature labels answer a narrower question
This study reads the structured Features entries and counts exact selected category-and-label pairs only when their value is Yes. A record counts once per feature, even if the label appears more than once. The approach separates ski-in access, ski-out access and ski storage instead of treating every mention of ski as equivalent.
The selected flags include a pool on 40 records, outdoor hot tub or spa on 44, fitness center on 40 and elevator on 28. Ski-in access appears on 33 records, ski-out access on 32, ski storage on 42 and bus or shuttle service on 30.
Overlapping flags are not a package of verified rights
A single listing can appear in several categories, so these counts and percentages are not additive. The absence of a selected Yes flag means only that the chosen structured entry was not recorded; it does not prove the amenity is unavailable.
The study cannot determine whether an amenity is private, shared, optional, seasonal, included in dues or subject to restrictions. It records the supplied labels and supports a more precise list of questions for a property review. It does not verify access or infer a price premium.
Methodology
- Source: an MLS export supplied for Doug Leibinger’s research. The analysis uses 84 rows with Status=A and excludes six rows with Status=P; there are no duplicate listing IDs.
- Split Features by semicolon, then each entry into category|label|value. Count a record only when an exact selected pair has value Yes; count at most once per record per feature.
- Pool: Extras|Pool or HOA Amenities|Pool.
- Outdoor hot tub / spa: Extras|Outdoor Hot Tub/Spa.
- Fitness center: HOA Amenities|Fitness Center.
- Elevator: Extras|Elevator.
- Ski-in access: Location Amenities|Ski In Access.
- Ski-out access: Location Amenities|Ski Out Access.
- Ski storage: HOA Amenities|Locker Ski Storage.
- Bus / shuttle service: HOA Amenities|Bus/Shuttle Service.
- Medians use the middle ordered value, or the average of the two middle values. Counts may be shown for small categories, but no price, size or fee statistic is published for a group under five. Percentages may not sum to exactly 100% because of rounding.
Limitations
- This is a selected sample, not a market-wide inventory count or a random sample. No sale prices, appreciation, absorption, causal premiums or forecast are inferred.
- The filename says September 22, but 13 records have later modification dates. The research does not claim a confirmed September 22 snapshot; publication on September 28 is a separate date.
- Listing fields are reported information. Availability, property rights, condition, costs and individual source values have not been independently verified for this research.
Data and attribution
