A location comparison with a composition problem
The supplied active sample is evenly divided between Aspen and Snowmass Village, with 37 records in each, plus 10 records labeled Snowmass. The latter group is labeled Old Snowmass in the export's area fields. These counts describe the supplied selection; they do not establish the relative size of those markets.
The property mix matters as much as the place names. Condominiums account for 68 of the 84 active records, while 13 are single-family residences and three are townhouses. A pooled location median therefore blends different physical and ownership forms. It cannot isolate what a buyer pays for location alone.
Read price and space together
Aspen's median asking price in this selection is $3,175,000, compared with $2,995,000 in Snowmass Village and $3,495,000 in the Snowmass group. The corresponding median reported living areas are 941, 1,238 and 2,924.5 square feet. Each median is calculated separately; none describes a hypothetical median listing with all those characteristics.
The useful result is a map of the choices represented by this file. A buyer seeking a particular home type should compare that type across locations, then inspect the actual floor plans and operating obligations. A seller should choose a relevant competitive set before using any pooled median as context.
Methodology
- Source: an MLS export supplied for Doug Leibinger’s research. The analysis uses 84 rows with Status=A and excludes six rows with Status=P; there are no duplicate listing IDs.
- Group by City/Town and Book Section; counts use all 84 active records. Calculate independent medians of Asking Price and positive Lv Ht SqFt by location.
- Medians use the middle ordered value, or the average of the two middle values. Counts may be shown for small categories, but no price, size or fee statistic is published for a group under five. Percentages may not sum to exactly 100% because of rounding.
Limitations
- This is a selected sample, not a market-wide inventory count or a random sample. No sale prices, appreciation, absorption, causal premiums or forecast are inferred.
- The filename says September 22, but 13 records have later modification dates. The research does not claim a confirmed September 22 snapshot; publication on September 28 is a separate date.
- Listing fields are reported information. Availability, property rights, condition, costs and individual source values have not been independently verified for this research.
