A garage flag is narrower than a parking assessment

Garage is marked Y in 22 of 84 active records and N in 62. Twenty-two records have a numeric Garage Spaces entry, with a median of one. The study reports those dedicated fields, rather than inferring all parking arrangements from the separate Features text.

One record marked Y reports zero garage spaces, which remains an unresolved field inconsistency. The 62 blank space-count entries are not converted into verified zero-parking claims.

The missing comparison is the actual arrangement

No garage does not mean no parking. Assigned spaces, carports, guest arrangements or other configurations may be described elsewhere and require their own review. This study does not calculate total parking capacity or establish rights attached to any space.

The results can identify useful questions for a shortlist: whether sheltered parking is available, how it is allocated and what the reported count actually represents. Dimensions, access, storage conflicts and transfer terms cannot be established from these aggregate fields.

Methodology

  • Source: an MLS export supplied for Doug Leibinger’s research. The analysis uses 84 rows with Status=A and excludes six rows with Status=P; there are no duplicate listing IDs.
  • Count exact Garage Y/N values across 84 records. Calculate the median among 22 numeric Garage Spaces entries; keep 62 blanks and the one Y/zero inconsistency explicit.
  • Medians use the middle ordered value, or the average of the two middle values. Counts may be shown for small categories, but no price, size or fee statistic is published for a group under five. Percentages may not sum to exactly 100% because of rounding.

Limitations

  • This is a selected sample, not a market-wide inventory count or a random sample. No sale prices, appreciation, absorption, causal premiums or forecast are inferred.
  • The filename says September 22, but 13 records have later modification dates. The research does not claim a confirmed September 22 snapshot; publication on September 28 is a separate date.
  • Listing fields are reported information. Availability, property rights, condition, costs and individual source values have not been independently verified for this research.
