Garage or Parking Space? Questions for Aspen-Area Buyers
Twenty-two of 84 selected active records report a garage. Compare that field with the actual parking configuration and verify the arrangement for each property.
Twenty-two of 84 active records report a garage. The 22 numeric garage-space entries have a median of one; one garage-marked record reports zero spaces.
This article draws on a selected supplied export covering Aspen, Snowmass Village and Snowmass. The analysis uses 84 active records and excludes six pending records. Read the original garages and parking questions report for the tables, calculations and limitations.
Unit: Active records. September 2026 supplied export; exact snapshot date unconfirmed. Source: selected MLS export supplied for Doug Leibinger’s research. Methodology, aggregate data and downloadable chart.
Start with the distinction
A garage and a place to park are different things. In the selected active export, 22 of 84 records are marked as having a garage, while 62 are marked No. Those figures describe a dedicated MLS field. They do not establish that 62 properties lack parking.
Assigned spaces, covered areas, carports or other arrangements may be described elsewhere in a listing or its documents. Keep each configuration separate when comparing homes. A buyer who needs enclosed storage may have a different requirement from one who simply needs a reliable place for a vehicle.
Check the count and its meaning
The 22 numeric Garage Spaces entries have a median of one. One record marked Garage=Y nevertheless reports zero spaces, an inconsistency that the research leaves visible. It does not replace the zero with a guessed value or treat every blank count as a verified absence.
For a specific property, ask what the count represents and whether the arrangement is exclusive, assigned, shared or subject to other conditions. Request the documents that describe the space and confirm any transfer or allocation process. A marketing label cannot resolve those details.
Test the practical fit
Measure the dimensions and access route against the vehicle and equipment you expect to bring. Consider clearance, maneuvering space, storage conflicts and the path from parking to the residence. A nominal space count does not guarantee that a particular configuration fits your needs.
Ask separately about guest and overnight arrangements, snow-removal responsibilities and charging equipment or permissions if those matter to you. The study does not measure any of those characteristics. They belong in the address-specific comparison rather than in an assumed benefit of the garage label.
Keep the parking decision visible on the shortlist
Give parking its own row in your comparison sheet, with the source and date of each confirmed fact. That makes it easier to distinguish a property that meets your arrival routine from one that only appears to meet a broad search filter.
Doug can help identify the questions to resolve for the properties you are considering. The report provides the garage counts and the known inconsistency, while preserving the distinction between garage reporting and a complete parking assessment. Refresh the arrangement for the actual property before relying on it.
Research scope and next steps
84 active records selected from a 90-record supplied export; six pending records excluded. Observed active asking prices: $2.05M–$4.995M. Selection criteria were not supplied. The filename says September 22, but 13 records have later modification dates. The research does not claim a confirmed September 22 snapshot; publication on September 28 is a separate date. This is a selected sample, not a market-wide inventory count or a random sample. No sale prices, appreciation, absorption, causal premiums or forecast are inferred.

Frequently Asked Questions
Does No garage mean no parking?
No. This study measures dedicated garage fields and does not calculate total parking capacity.
Were inconsistent garage fields corrected?
No. One record marked as having a garage reports zero spaces; that inconsistency is disclosed rather than guessed away.
Does a garage count confirm vehicle fit or charging?
No. Dimensions, access, equipment and applicable rules need separate property-level verification.
