A May-to-May comparison of Redfin's broad county median listing-to-contract days for homes going under contract.
A days-on-market number can sound more precise than it is. It is a summary of median listing-to-contract time for the provider's reported homes going under contract in a period, not a timer attached to every home. This study uses Redfin's public all-residential county series to compare May 2019 and May 2026 in Pitkin, Eagle, and Garfield counties. Keeping the month consistent makes the comparison easier to read without removing every seasonal or composition effect.
Redfin reported a May 2026 median of 85 in Pitkin County, 57 in Eagle County, and 31 in Garfield County. The table places those figures next to the May 2019 values. These figures are broad county context. They should not be described as Aspen's median, Snowmass Village's median, or the expected sale time for any individual home.
The individual-property caveat is practical, not legalistic. A home's condition, price, presentation, access, micro-location, and competitive set can matter far more than a county median. A property can reach contract quickly in a county with a longer reported median, and a poorly positioned listing can take time in a county with a shorter one. Days on market needs to sit beside current supply, price position, and recent comparable activity.
For a buyer, the measure can help frame whether the broad county's reported listing-to-contract market time is different from an earlier same-month reference. It does not tell a buyer how long a desirable specific property will remain available. For a seller, it can help establish context, but it cannot replace a launch plan and a realistic review of alternatives a buyer may choose.
The calculation can be repeated from the retained Redfin archive. We selected county rows marked All Residential, 30-day period, and not seasonally adjusted, then compared the MEDIAN_DOM fields for May 2019 and May 2026. The downloadable CSV contains those six values, and the chart uses days rather than a rate so the units stay visible.
The data are subject to provider revision. County boundaries are broader than the cities in Doug Leibinger's service area, and a monthly median can be affected by the homes represented that month. This study does not assert cause, predict a time to contract, or classify the counties as buyer or seller markets. It supplies a dated, plainly labeled timing reference for a more local conversation.
