Aspen and Snowmass Home Sales Over $10 Million: 2025 and 2026 Report
The MLS recorded 134 Aspen and Snowmass sales of $10 million or more from January 2025 to October 2026, $2.56 billion at a $15.48 million median.
From January 1, 2025 through October 28, 2026, the MLS recorded 134 home sales of $10 million or more in Aspen, Snowmass Village, Snowmass and Woody Creek, totaling $2.56 billion. The median price was $15.48 million, or $3,409 per square foot. 79 closed in 2025 and 55 in 2026 through October 28. Aspen accounted for 103 of them. Today 100 listings ask $10 million or more across these four markets, at a median asking price of $18.93 million.
MLS data via my iHomeFinder search, retrieved October 29, 2026. Off-market sales are not included, so every count here is a minimum.
How Many Homes Sold for Over $10 Million in Aspen and Snowmass?
The MLS shows 134 closed sales at $10 million and up across the four markets in the 22 months from January 2025 to late October 2026. The table breaks them out by year. The 2026 column covers ten months, and because the MLS misses off-market sales in both years, I do not read the two columns as a trend.
| Period | Sales of $10M+ | Dollar volume | Median price | Median $/sq ft |
|---|---|---|---|---|
| 2025 (full year) | 79 | $1.49 billion | $15,100,000 | $3,162 |
| 2026 (through October 28) | 55 | $1.07 billion | $16,000,000 | $3,504 |
| Total | 134 | $2.56 billion | $15,475,000 | $3,409 |
For the direction of the market, I rely on the Estin Report's Q3 2026 snapshot, which counts sales the MLS does not. Combined Aspen and Snowmass dollar sales fell 39% in the first half of 2026. Through September, the year-to-date decline narrowed to 23%. In the third quarter, dollar sales over $10 million rose 41%, and nine sales over $20 million made up 63% of the quarter's dollar volume.
Where Do $10 Million Sales Happen?
Aspen is the center of the ultra-luxury market. It holds 77% of the $10 million and up sales recorded in the MLS and all seven sales of $40 million or more.
| Market | 2025 | 2026 to Oct 28 | Total volume | Median price | Median $/sq ft |
|---|---|---|---|---|---|
| Aspen | 60 | 43 | $2.09 billion | $15,825,000 | $3,581 |
| Snowmass Village | 13 | 6 | $275.2 million | $14,101,402 | $2,871 |
| Snowmass (81654) | 3 | 2 | $74.4 million | $16,000,000 | $2,831 |
| Woody Creek | 3 | 4 | $123.2 million | $16,750,000 | $2,901 |
Outside Aspen, the largest sales recorded in the MLS were 725 Aspen Valley Downs Road in Woody Creek at $24.65 million (May 2026), 461 Pine Crest Drive in Snowmass Village at $22.25 million (February 2025) and 1234 Wood Road in Snowmass Village at $19.75 million (October 2026).
How Are Sales Split Between $10 Million, $20 Million and $40 Million?
Most of the count sits in the first band, but more than half of the dollars sit above $20 million.
| Price band | 2025 | 2026 to Oct 28 | Dollar volume | Median price | Median $/sq ft | Median size |
|---|---|---|---|---|---|---|
| $10M to $20M | 57 | 35 | $1.27 billion | $13,500,000 | $2,917 | 4,637 sq ft |
| $20M to $40M | 17 | 18 | $926.1 million | $25,000,000 | $3,940 | 6,065 sq ft |
| $40M and up | 5 | 2 | $360.2 million | $53,000,000 | $6,087 | 8,184 sq ft |
Price per square foot climbs steeply with price. At the top, buyers pay for land, location and privacy more than for interior space, which is why a $53 million median buys only about 8,200 square feet.
What Were the Biggest Sales Recorded in the MLS?

I represented the seller of 270 Heather Lane and of Roaring Fork, which Inman named a Best Mountain Sale finalist in its 2026 Golden I Club. Those are two of the seven sales of $40 million or more recorded in the MLS in this period. Before that, I represented the seller of The Ranch at Owl Creek, 600 Owl Creek Ranch Road, which sold for $77 million on April 11, 2024 (Vail Daily). It was Colorado's record home sale at the time and was surpassed four days later by 419 Willoughby Way at $108 million (Aspen Times). My full history is on my track record page, and the all-time list is in my record sales article.
Why Doesn't the MLS Show Every Ultra-Luxury Sale?
Many of the largest Aspen deals never reach the MLS. Sellers and buyers at this level often trade privately, and a private sale only becomes public when it is recorded and reported. The clearest 2026 example is 76 Placer Lane on Red Mountain, which sold off-market for $91.3 million, reported in June 2026 (Estin Report). That sale is larger than anything in the table above, and it does not appear in the MLS data at all.
So read every count in this report as a floor. The real number of $10 million and up sales is higher, and the share of private sales can change from one year to the next. That is why I do not compare 2026 with 2025 from this data. If you want to see properties that are for sale quietly today, my private exclusives page is the place to start.
Are $10 Million Condos Part of the Aspen Market Now?
Yes. In 2026 through October 28, 12 of the 55 sales of $10 million and up recorded in the MLS were labeled as condominiums, all of them in Aspen. Three were residences on West Bleeker Street: 115 W Bleeker at $28 million, and 109 and 103 W Bleeker at $25 million each. Others included 501 Rio Grande Place, 122 W Main Street and 990 E Hopkins Avenue.
| 2026 sales of $10M+ (through Oct 28) | Sales | Dollar volume | Median price | Median $/sq ft | Median size |
|---|---|---|---|---|---|
| Houses | 43 | $888.9 million | $17,000,000 | $3,145 | 5,553 sq ft |
| Condominiums | 12 | $181.1 million | $12,125,000 | $4,151 | 3,108 sq ft |
Condos in town cost more per square foot than houses because buyers pay for an in-town location in a smaller footprint. I show 2026 only here: the MLS feed labeled many attached residences as houses before 2026, so a condo count for 2025 would not be reliable.
How Many Listings Ask Over $10 Million Right Now?
On October 29, 2026, 100 active listings asked $10 million or more across the four markets, with a combined asking total of $2.59 billion and a median asking price of $18.93 million. These are asking prices, not sale prices.
| Market | Listings asking $10M+ | All active listings | Median asking price ($10M+) | Median asking $/sq ft |
|---|---|---|---|---|
| Aspen | 71 | 158 | $24,500,000 | $3,863 |
| Snowmass Village | 17 | 91 | $16,450,000 | $3,445 |
| Snowmass (81654) | 6 | 19 | $16,725,000 | $2,993 |
| Woody Creek | 6 | 8 | $21,750,000 | $3,031 |
| Total | 100 | 276 | $18,925,000 | $3,787 |
By band, 52 listings ask $10 million to $20 million, 34 ask $20 million to $40 million and 14 ask $40 million or more. The highest is 979 Red Mountain Road at $85 million. 85 of the 100 are houses and 15 are condominiums. The median asking price of this group sits above the $15.48 million median sale price of the past 22 months, which tells you that negotiation and pricing still matter at this level. My comparable sales guide explains how I set an offer price, and all current listings are on my site.
What Does $10 Million or More Buy in Each Area?
In the $10 million to $20 million band, the same budget buys more house outside Aspen. These figures are medians of closed sales recorded in the MLS from January 2025 to October 28, 2026.
| $10M to $20M sales | Sales | Median price | Median size | Median $/sq ft |
|---|---|---|---|---|
| Aspen | 63 | $12,550,000 | 4,448 sq ft | $3,057 |
| Snowmass Village | 18 | $13,955,701 | 5,019 sq ft | $2,869 |
| Snowmass (81654) | 5 | $16,000,000 | 4,641 sq ft | $2,831 |
| Woody Creek | 6 | $16,500,000 | 5,743 sq ft | $2,907 |
In Aspen, $10 million to $20 million typically buys a house of about 4,400 square feet, or a newer in-town condominium of about 3,100 square feet. Above $20 million, Aspen recorded 40 sales, including estates on Willoughby Way on Red Mountain and in the West End. In Snowmass Village and Woody Creek, the same money more often buys 5,000 square feet or more. My guide to what $5, $10 and $20 million buys in Aspen goes deeper, and the true cost of ownership worksheet covers carrying costs.
How I Gathered These Numbers
On October 29, 2026, I pulled every closed and active listing for Aspen, Snowmass Village, Snowmass (zip code 81654) and Woody Creek from the MLS data shown through the iHomeFinder search on my site. I kept closed sales priced at $10 million or more with closing dates from January 1, 2025 through October 28, 2026, removed fractional and timeshare interests, and checked for duplicate records. Medians, totals and price per square foot were computed by script from the sale price and the square footage listed in the MLS. Property types are the MLS labels. Active counts include every listing asking $10 million or more on October 29. Off-market sales, such as 76 Placer Lane, are not in this data.
