Most Expensive Homes Sold in Aspen & Snowmass (2026)
Aspen's record home sale is 419 Willoughby Way at $108 million (2024). Snowmass Village has no published record; its largest documented sale is $24.5 million.
The most expensive home ever sold in Aspen, and in Colorado, is 419 Willoughby Way on Red Mountain, which closed for $108 million on April 15, 2024 (Aspen Times). It broke a record set four days earlier by The Ranch at Owl Creek, which sold for $77 million; I represented the seller in that sale (Vail Daily). The largest Aspen sale of 2026 so far is 76 Placer Lane, also on Red Mountain, at $91.3 million off-market (Estin Report). Snowmass Village has no published all-time record. The largest Snowmass Village home sale I can document is 1500 Ridge of Wildcat Drive at $24.5 million in May 2024, a property of nearly 200 acres (Estin Report). The single largest Roaring Fork Valley transaction is St. Benedict's Monastery in Old Snowmass at $120 million in December 2025, but it was recorded as vacant land, not a home (Estin Report).
Records checked October 21, 2026. Each sale links to the report that documents it.

What Is the Most Expensive Home Ever Sold in Snowmass Village?
No source publishes an official all-time record for Snowmass Village, so treat any single "record" claim with care. The largest Snowmass Village home sales I can document from published sales reports are below.
| Property | Sale price | Closed | Source |
|---|---|---|---|
| 1500 Ridge of Wildcat Drive (about 200 acres) | $24,500,000 | May 1, 2024 | Estin Report |
| 21 Burnt Mountain Circle, Two Creeks | $21,000,000 | November 26, 2024 | Estin Report |
| 1234 Wood Road | $19,750,000 | October 5, 2026 | Estin Report |
Snowmass Village prices sit well below Aspen's at the top. Its highest documented sales are about a quarter of Aspen's, and its market is weighted toward ski-access condominiums and townhomes rather than large estates. For current listings, prices and recent closings, see my Snowmass Village market page.
What About Old Snowmass and the Largest Valley Land Sales?
Two of the largest Roaring Fork Valley transactions of the past year were large land holdings in Old Snowmass, not Snowmass Village homes. They show what ranch-scale land trades for, but they are not comparable to a house sale.
| Property | Sale price | Closed | Source |
|---|---|---|---|
| St. Benedict's Monastery, 1012 Monastery Road (about 3,738 acres; recorded as vacant land) | $120,000,000 | December 15, 2025 | Estin Report |
| McCabe Ranch, 1321 Elk Creek Road (406 acres) | $56,000,000 | 2026 | Estin Report |
Why Do Record Sales Matter to Buyers and Sellers Today?
Record sales set the ceiling of the market, but they rarely describe the value of a specific home. Each of these properties combined unusual land, location, size or privacy, and several closed off-market. A record also moves the median: when a handful of sales above $20 million close in a quarter, they can account for most of the dollar volume. In the third quarter of 2026, nine Aspen and Snowmass sales over $20 million made up 63% of the quarter's dollar volume, according to the Estin Report.
For pricing a particular property, closed sales of similar homes nearby are a better guide than records. My guide to pricing with comparable sales explains how, and my Aspen market update covers current prices and inventory.
