A rising combined count and a falling single-family count

Carbondale single-family sales declined by six, from 85 through August 2025 to 79 through August 2026, a 7.1% reduction. Townhouse/condominium sales increased by 12, from 27 to 39. Adding the two published categories produces 112 sales in 2025 and 118 in 2026, or 5.4% more overall.

That combined increase is arithmetically correct, yet it leaves out the single-family decline. This is why a market headline should identify its property categories before a buyer or seller uses it as context for a particular home. The combined count is limited to these two reported categories.

The single-family price and pace record
